Stage 2 -This is the most important part of any pre construction stage and forms part of your journey of obtaining pre contract specifications & details.
MC Squared takes the collaborative approach for all the relevant parties involved whether it be building consultants or building professionals involved in your project we like to be your “project alley” and adopt the “Project is King/ or Queen” mantra. This is where the best interests for you and the project will always be given priority and feedback and advice put forward to relevant parties where applicable to find the best solution for you and your project outcome.
Pricing for your project is extracted directly from the 3D project model utilising the lasted in BIM technology and allowing, accuracy, build ability analysis and enabling amendments with instant cost feedback to find your ideal unique project scope.
This is the first point in the journey where we can introduce; Price, Time, and Visual Certainty.
This stage ensures the conceptual designs, desired scope of works, buildability of the design, structural integration, adopted/ nominated method of construction, fittings and fixture selections and material selections have been evaluated and confirmed.
Our process will enable you to confidentially comprehend your relevant project information which will assist with your overall project decision making and budget evaluations. The information obtained at this stage will supplement documentation for contract drafting and financial applications.
It is important to note the concepts and specifications of your project can often be altered to assist your overall cost and maintain your financial expectations. It is extremely important to review your finishes at this stage to ensure that you are getting what you desire keeping in check with your financial expectations.
Supporting Mastery to complete this stage will enable certainty of the Important components that make up your project and minimise/ avoid cost blow outs, post contract signing.
Our process also enables Mastery to produce a project draft schedule for the works, so you can forward plan any requirements you need to assist with the commencement and your overall experience and expectations for the project duration.

During this stage of the pre-construction process, it’s important to involve consultants relevant to your unique project as early as possible to assist the project design as it develops in an efficient and accurate process.
Every project is unique and requires specific consultants for your project. These can be but not limited to: Surveyor, Structural engineer, Hydraulic Engineer, Energy assessor, Bush fire consultant, Town planner, Flood Consultant, Heritage Consultant, Sewer Provider Consultant, Electrical Provider and Geo Technical Consultant.
Depending on your project specifics we will recommend their involvements where required and at what stage. At some point in the pre-construction journey consultants will be required, at the latest stage to obtain the construction certificate. The key is to involve them where required even at a draft document level to obtain the accurate allowances and relevant project information to gain pricing certainty prior to moving into the approval stage. This will expose the relevant information to assist with your project scope development, design flexibility and overall decision making.
I have personally seen too many times where a client has heavy invested in gaining plans and planning approval only to have the project not go ahead due to the lack of due diligence of the designer and lack of research or consult involvement to ascertain important information that was needed for accurate project budgeting and overall decision making.
